If you’re thinking of buying a home in Canada, then you’ll need to budget for a Land Transfer Tax. Unless you live in Alberta, Saskatchewan, or rural Nova Scotia, you’ll be expected to pay this fee as part of the closing costs. Where you choose to live determines what you’ll have to pay in land transfer taxes. Provinces use a multi-tiered taxation system to determine what the buyer will pay.
Ontario charges .5 percent on the first $55,000 of the home’s listing price. Another one percent is added for homes priced up to $250,000. If the home is listed between $250,000 and $400,000, then another 1.5 percent is added to the tally.
- Buyers in British Columbia
Home buyers in British Columbia will have to pay one percent of the total property value up to $200,000. For homes that cost more than $200,000, the buyer will have to add another two percent of the total property value.
Buyers in Quebec will be taxed .5 percent on the first $50,000 of the home’s total property value. Another one percent is added up to $250,000. After that, another 1.5 percent is added to the total.
Manitoba home buyers will be exempt from a tax fee for homes under $30,000. After that, the buyer will need to pay .5 percent of the total property value from $30,000 to $90,000. On homes that range from $90,000 to $150,000, the buyer will need to add one percent, and another 1.5 percent on homes listed for $150,000 and up.
